The Entrepreneurial Agent

May 23, 2023

In this episode, host Paul Neal interviews Tim Lyons, a successful real estate entrepreneur who made his mark by investing in multifamily properties. Tim’s story is not just inspiring, it’s filled with practical tips and strategies that listeners can implement in their own real estate ventures.

The episode begins with Tim sharing his early real estate experiences. His journey started by investing in a three-family property, doubling his money in two years, and ultimately paving the way for his interest in commercial real estate. Despite initially feeling intimidated by commercial real estate, he recognized the potential and decided to seek mentorship to guide him.

The discussion then turns to the importance of mentorship, with Tim explaining how he paid for a mentor to learn the ropes of commercial real estate. Despite the steep price of $25,000, this step proved invaluable, leading to his first big break: joining a multifamily syndication to acquire a 43-unit property in Pennsylvania during the COVID pandemic.

Tim speaks about the challenges he faced during the pandemic, balancing his responsibilities as a firefighter in Corona, Queens – a hot spot for COVID in New York City – and as a real estate investor. In spite of these challenges, Tim was able to pivot and adapt, ultimately expanding his investment portfolio by partnering on a 148-unit project in Greenville, South Carolina.

Towards the end of the episode, Tim talks about how he and his brother, Greg, launched their own business to fill a void they identified in the market. They realized that people with capital to invest lacked the knowledge, time, and energy required to conduct thorough due diligence on potential real estate investments. This led to the creation of their platform that conducts 'done for you' type of due diligence for potential investors.

To wrap up, Tim discusses how they obtained their Series 82 and Series 63 securities licenses, allowing them to work with a broker-dealer solely focused on commercial real estate offerings. Tim’s goal is to make investing in real estate as accessible and transparent as possible for his clients.

This episode is a treasure trove of information for anyone interested in commercial real estate investing, particularly in multifamily properties. From the importance of mentorship and seizing opportunities, to overcoming challenges and creating a value-driven business, Tim’s journey is sure to inspire and motivate listeners to take action.
